The Importance of Maintaining Your Air Conditioning System

Without annual maintenance, a dirty air conditioner runs hot, consumes more electricity, and sustains irreparable damage to the compressor and fan motor. For this reason, all a/c manufacturers require annual maintenance to keep the factory warranty in effect.

What’s involved in an air conditioner tune-up? The most important part of annual air conditioner maintenance is a coil cleaning. All summer long, the condenser fan moves air through the condenser coil to cool your home. This coil acts similar to an air filter, catching pollen, dirt, bugs, grass clippings, weed seeds, and much more. A thorough coil cleaning is needed every year to return the system to full capacity and maximum efficiency.

Many manufacturers protect their air conditioner coils with full wrap-around cabinets. These cabinets must be disassembled to properly clean the coil and make necessary fin corrections. During our annual preventive maintenance, your certified technician will perform this important procedure at “no additional cost”.

In addition to cleaning the outdoor coil, an a/c tune-up should include

  •   Inspect fan and motor volts and amps (lubricate if applicable)
  •   Inspect fan pulley
  •   Testing the capacitors
  •   Inspect the evaporator and clean coils
  •   Inspect the contactor
  •   Tighten electrical connections
  •   Record refrigerant pressure
  •   Adjust refrigerant charge if necessary (additional cost may apply)
  •   Monitor expansion valve operation
  •   Inspect batteries in digital thermostat (if applicable)
  •   Inspect drain for obstruction (obstruction can lead to system  failure)
  •   Blow out drain line
  •   Inspect and clean drain pan
  •   Inspect filters
  •   Inspect safety switch
If you take care of your air conditioner, it will return the favor with years of reliable, efficient operation. If you neglect your a/c and you can expect higher electric bills, burnt fan motors, and early compressor failure.
